  Starting at $335 for homes up to 900 sq. ft., with fee increases based on square footage up to 5,000 sq. ft.; inspection durations range from 120 to 335 minutes, and all inspections are performed as a Standard Residential Inspection service including thermal imaging and drone camera inspection.

 Radon testing is a recommended add‑on service that measures the level of radon gas in your home, helping identify a hidden health risk that cannot be seen, smelled, or tasted. Long‑term exposure to elevated radon levels is a proven cause of lung cancer and is recognized as one of the leading environmental contributors to lung cancer in both smokers and non‑smokers. 

 Mold testing is an add‑on service that collects air and surface samples to identify hidden mold growth, evaluate indoor air quality, and help protect your family from mold‑related allergy and respiratory issues. Mold can grow in as little as 24–48 hours after a water leak or flooding event, often behind walls or under floors where it may not be visible during a standard home inspection. 

 We use infrared (thermal imaging) technology during every home inspection at no extra cost to you, and it is included for free with our standard service. Infrared scanning helps us see temperature differences in walls, ceilings, and floors so we can spot hidden moisture, missing insulation, and overheating electrical components that may not be visible to the naked eye. 

 We use a drone to capture high‑resolution photos and video of your roof, allowing us to safely inspect hard‑to‑reach areas without walking on steep or fragile surfaces. This aerial roof inspection service is included free with your home inspection, giving you a detailed view of your roof’s condition at no additional cost. 

 Your inspection report includes a special link that lets you generate repair cost estimates for the defects noted in your report, organized by item and trade so you can document what fixes are likely to cost. You can share these estimates directly with the seller to request repairs, credits, or a price reduction, making your negotiations clearer, more objective, and easier to document.
